Commons Area

Alley Maintenance

  • Contractors have completed the NU alley repairs. A final pass will be made to address minor cracks that need touch-up.

Stream Maintenance

  • Gana is scheduled to begin the annual stream maintenance once the ground. This fall they will focus on the adjustment of large rocks/boulders that have shifted over time.
  • Derek noticed that the water level was low, which lead to further investigation and thus determined that the sump pump was struggling due to the inlets being clogged and has well as some electric issues.

Solution: MD Aquatics (scuba certified) is scheduled to clean the inlets free of debris and allege. Cost split 50/50 with business park.

Action: Ask MC Aquatics for their recommendations of allege specific chemicals for treatment and estimated frequency of outlet cleaning.

Grounds

  • Dreke has been insistent that Yardworx catches certain areas that have been overlooked as well as those areas that sustained storm damage.

Events

  • Summer Festival– Approx. 3,000 in attendance. Positive reviews and great community support. 2026 Festival date: August 8th 2026

 

CCR (Covenants, Conditions, and Restrictions)

Addressing CCR Violations

  • When addressing CCR violation: Need to be consistent–either we only address violations when issued by a complaintive or we take an active approach and tighten our stance on CCR violations.

Solution: Board agreed to be proactive: Letter templates have been compiled as a good base. (Overgrown, Trailer, Cars not being moved). Good faith letter from the HOA sent first and then follow up with official letter if issue is not addressed.

  • Create a google form for submitting complaints. Complainant must site the violation (drop down menu of CCR violations). Google form will be housed on FallbrookUSA.com
  • Also included on website, a “report a maintenance issue” form, and HOA Board meeting minutes
  • Create a door hanger for Fallbrook residence explaining that the board will be taking an active part in addressing covenant violations and direct residents to the website for calling attention any violations. Include a list of the top code violations and make special mention of where residents can view meeting minutes.

Cash

  • Estimated 8/31/2025 Balance of $147,910 compared to $175,057 8/31/2024

Income Statement

  • $138,622 Estimated YTD through 8/31 which is $15.4K less than 8/31/2024 ($25K less thru 7/31 comparing 2025 to 2024)
  • $135,842 remaining budgeted spend for 9/1 – 12/31.
  • Budget dollars spent: $9800 on alleys, $5000 for continued Stonebrook (approved last meeting to backfill around stones), $36K in landscape (invoices are expected in September)
  • $12K to transfer to reserves, discussed option to not transfer pending spend on alley repair as tied to new urbanism overage
  • 3 homeowners with dues outstanding – per Dunning process will receive notice from NEBCO Legal if outstanding at 8/31
  • Raise dues 10% for general ($625) leaving NU dues where they are due to the sufficient funds in the NU reserves.

 

 NEBCO Report

  • Nebco to send out necessary legal letters for past dues and any CCR violations.
  • New commercial space has not yet been marketed to the public.
